Venus and Mercury Retrograde in Scorpio
I am giving a talk at The Astrological Lodge of London with the title, The Unusual Scorpio Season.
Venus and Mercury Retrograde in Scorpio need special handling, as two areas of your life will go backwards until December 2026.
In this feature I will look at your public horoscope (Sun Sign or solar chart) to show you one life department that requires careful management.
I will then look at your natal or birth chart, if you are a Premium Member, so you can see how any Scorpio factors you have, in the Eighth House of finance, real estate, business and possessions, are affected.
If you are confused by Mercury Retrograde in Scorpio and Venus Retrograde in Scorpio (AI gets it wrong and much of it comes from astrologers in India, picked up by Google AI, who use a completely different system) there is a nice, simple explanation at the end of this article!
Dates to Watch in 2026
Venus, the planet of complicated relationships, goes retrograde in Scorpio from 0 to 8 degrees, as follows. (You can see her reversing).
Friday 11th September – Venus at 0 Scorpio
Saturday 3rd October – Venus at 8 Scorpio
Sunday 25th October – Venus at 0 Scorpio
Saturday 5th December – Venus at 0 Scorpio
Wednesday 16th December – Venus at 8 Scorpio
What Venus Retrograde Means
Venus rules complex partnership and family ties. So, husband and wife. Two lovers. Mother and son. Mother-in-law and daughter-in-law.
Venus always brings female vanity (her symbol is a hand mirror) but also desire (her son was Cupid; she herself had numerous men in her life).
As you might imagine, when she moves backwards, so do relationships. They will be in flux from Friday 11th September until Wednesday 16th December. For that reason, you may prefer to aim for a fixed, final and finished conclusion in the days before Christmas rather than assuming anything too soon.
All this is made even more complicated by Mercury Retrograde (stuck communication, transportation and information) in exactly the same sign, in the same area of your life. I will give you those dates next.

How Are You Affected Privately?
This double Venus and Mercury Retrograde in Scorpio (The Unusual Scorpio Season) takes place in your Eighth House. The more factors you have in Scorpio (three is average, four or more is a stellium) the more you will be affected by the reversals, standstills and sometimes the cancellations ahead.
The Eighth House and Your Scorpio Factors
The marriage vows – until death do us part, for richer for poorer, forsaking all others. Pre-nuptial agreements. Separation and divorce. Child custody and child maintenance. De facto partnerships. Legacies, wills and inheritance. Life insurance. Superannuation and pensions. All sexual and financial relationships including paid adultery. All legal agreements including those which cover death. The big-ticket items in your life budget, so valuable heirlooms like art or jewellery; land, houses, apartments, large investments. The Eighth House also rules taxation. It can cover a mistress, as well as any Dangerous Liason.
Why is this double retrograde most likely to tally with Wall Street and other sharemarket chaos? Because so many people were born with outer planets in Scorpio. Your generation may have Uranus in Scorpio; Neptune in Scorpio; Pluto in Scorpio. We are globally most likely to be affected by the rise or fall in value of our pension/superannuation money. Houses and apartments – and the large financial sums – the sort that couples marry for, that their parents lend money for, that banks sign loans for. And shares. Huge amounts of money that people kill for. I’m afraid there’s nothing sanitised about Scorpio. It’s pure Agatha Christie.
It’s temporary, as all retrogrades have a start point and end point. So that’s something.
Mercury Retrograde in Scorpio
The dates of Mercury Retrograde in Scorpio overlap with Venus Retrograde in Scorpio, which is why I called my Astrological Lodge of London talk, The Unusual Scorpio Season.
Always include the pre-shadow and post-shadow by the way. A lot of people on the internet don’t. Please don’t be caught out by Mercury Retrograde as it begins sooner and ends later than many people online claim. This may in fact be part of the reason this transit is characteristically muddled and shambolic. Huge numbers of people are setting their calendars to the wrong dates.
Dates to Watch
Monday 5th October – Mercury at 5 Scorpio
Saturday 24th October – Mercury at 20 Scorpio
Saturday 14th November – Mercury at 5 Scorpio (Charles II’s birthday)
Monday 30th November – Mercury at 20 Scorpio
The overlap dates for a complicated relationship (going backwards) and information/transportation (going backwards) are 5th October to 30th November, so we can broadly say, the months of October and November are The Unusual Scorpio Season.
This gives you plenty of time to prepare.
What To Do
Always get it in writing, have Plan A and B and double-check computers and phones on Mercury Retrograde. Don’t assume that global internet, technology or communication networks will run as usual. It makes sense to have back-up, especially as this unusual Scorpio weather affects banking, shares and cryptocurrency.
You also have to remember that some people on Wall Street deliberately manipulate the Mercury Retrograde cycle to buy cheap shares at rock-bottom prices, then re-sell rapidly for a profit. Cryptocurrency gamblers can and do use astrology.
Wall Street’s Sensitive Hotspot
Mercury at 12 Taurus and Psyche at 13 Scorpio are in opposition in the Wall Street ‘birth’ chart.
Mercury Retrograde will go over 12, 13 Scorpio on Sunday 11th and Monday 12th October. This is then repeated as Mercury backtracks on 12, 13 Scorpio on Tuesday 3rd to Thursday 5th November (depending on your time zone).
Then on Tuesday 24th, Wednesday 25th November, Mercury does it again. He sits on a sensitive hotspot on the Wall Street horoscope, at 12 and 13 Scorpio.
The American Midterms and Mercury
On Tuesday 3rd November, America votes. The Midterms fall in both the Venus Retrograde and Mercury Retrograde window. Of course, the US always sees conflict over voting machines, absentee votes, voter ID and so on.
This will be a classically complicated Midterms election.
Venus Retrograde Tactics
With Mercury, we expect people to go back on their word. We anticipate computer and telephone network stoppages and delays. We expect the postal system to show standstills and u-turns. Mercury rules cars, public transport and planes, so we prepare for strike action, extreme weather (or again) technical failure to affect schedules.
With Venus, we expect women in particular (especially active wives, lovers, mothers and mothers-in-law) to reverse in relationships. We expect them to come to a complete halt in relationships. The normal functioning of an affair (Venus committed adultery with Mars, against her husband Vulcan) will be affected. The politics with a son or daughter-in-law (Venus was related to Cupid and Psyche) will run backwards and forwards.
Use the Rehearsal
Repeated rehearsals make for a stronger end result. It’s true in television, film, music and theatre. Mercury and Venus Retrograde are about this, in Scorpio, as the preparation (including mistakes and learning experiences) helps a final outcome later on.
If you want a simple life, though, you will sign off on important matters (as shown by your Sun Sign above, and any personal birth chart Scorpio factors) as early as Thursday 10th September. Or, you may go as late as 17th December.
So, for example, if you can pursue a new bank at any time, do it far sooner or later. This is published on Friday 4th September, so you would make appointments or attend to paperwork early next week.
Schedules, Plan A and Plan B
If you can’t alter schedules set by other people (or life itself) then have a flexible diary, a useful Plan B and Plan C and a nimble position, so that if you hit delays or cancellations, you can work around.
This is true for what happens to you publicly (your Sun Sign) and also privately (if you do have Scorpio factors in the Eighth House).

In Summary – Scorpio Retrogrades
*One area of your life will run in reverse, be suspended or cancelled. The area of life is shown publicly by your Sun Sign or solar chart.
*If you have Scorpio factors, then finance, real-estate, valuables, business, shares, insurance will go backwards and forwards. Sexual and financial relationships go backwards. Family financial ties do too.
*5th October to 30th November finds not one, but two planets, retrograde. October and November 2026 are globally affected by standstills and waiting games. Extreme weather or global tech failure may be at fault, but Mercury Retrograde can also deliver worldwide X factors to stall us. Shares are a shambles.
*Watch September 11th. Not only is it the anniversary of a tragic day in US history, it is also the day when Chiron at 0 Taurus (the Wall Street bull; gold bullion; bull markets) is opposed by Venus at 0 Scorpio, the sign which rules large amounts of money and property.
*From 16th/17th December, the second retrograde ends, so the reversals and rehearsals really are over from that point.
*Wall Street is affected by reversals and rehearsals on October 11th and 12th; November 3rd, 4th and 5th; Tuesday 24th and Wednesday 25th November. As before, watch September 11th in the world economy.
*Midterms will be affected by complications involving mail ballots, voter registration, voter ID, extreme weather and other X factors. We expect that, because it’s Donald, but expect more.
What works really well on retrogrades is the deliberate decision to use October and November as rehearsal time. Go for a first, second, third draft or a series of attempts, on a drawing-board basis. Take notes, make adjustments, factor in errors or changes of mind and aim for a final result closer to Christmas.
Astrology Retrogrades for Village Idiots
This is for all the village idiots on X-Twitter using AI for astrology. Try the Swiss Ephemeris from Astrodienst instead and you can see how the two planets stagger and stall in Scorpio with your own eyes.
If you’re including Libra retrograde, you’re doing it wrong. So let’s do it right.
The Astrodienst (Astro.com) ephemeris shows you how Mercury Retrograde and Venus Retrograde work in the same zodiac sign, Scorpio, from September-December 2026.
Venus moves to 8 Scorpio on Tuesday 29th September. It staggers forward at 8 Scorpio daily, turning retrograde (R) on Saturday 3rd October moving backwards to 0 Scorpio on Sunday 25th October. Venus then actually reverses into Libra, behind Scorpio, for some time. Gone in a puff of smoke.
Meanwhile, Mercury is also turning backwards as you can see from (R) for retrograde on Saturday 24th October. But the story actually began one month earlier. There’s Venus moving to 8 Scorpio on Tuesday 29th September, as you can see. She is taking a forwards step which also happens to be a backwards step, later on. It’s like walking forward with shoes pointing backwards.
Venus Walking Backwards
On Friday September 11th Venus starts walking forwards at 0 Scorpio. She appears to proceed normally enough, tracking at 0, 1, 2, 3, 4, 4, 5, 7, 8 Scorpio by the last day of September. Mercury is not in Scorpio yet, he’s in Libra. But that will change.
As you can see below, on October 3rd, she turns R for Retrograde at 8 Scorpio. She then walks backwards in the sign of sex, death and money. So she’s tracking 8, 7, 6, 5, 4, 3, 2, 1, 0 Scorpio until 25th October. Venus then vanishes.
Just like a cormorant on the beach where I live in Tasmania. But don’t be fooled. She’ll be back, still going backwards. On 5th December she pops up again at 0 Scorpio. She then walks forwards, retracing her steps at 0, 1, 2, 3, 4, 5, 6, 7, 8 and her journey is over.
You’ll sometimes see a difference of a day or two, depending on which city an astrologer lives in as she may be on another time zone. AstroSeek has excellent Mercury Retrograde information but there may be 24 hours difference sometimes. America is a long way behind New Zealand.
We’re talking about Scorpio here. The sign ruling sex, death and money. For this reason you will also see the Epstein and Maxwell saga play out backwards. The Ghislaine Maxwell address book read in reverse.
Mercury Walking Backwards for Christmas

Mercury starts his journey at 5 Scorpio on Monday 5th October. This looks normal enough. He walks 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20 Scorpio. He then turns R for Retrograde on 24th October. After that he reverses, walking 20, 19, 18, 17, 16, 15, 14, 13, 12, 11, 10, 9, 8, 7, 6, 5 Scorpio until November 14th. He then turns D for Direct and does it all over again, proceeding at Scorpio 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20 until 30th November. That’s it. He’s finished his loop. Done for another year.

I hope you and your son have a far happier new life without the abusive Aries husband. You are a Sun Taurus woman with a Leo son. Get it in writing and sign off by September 10 or after December 17. If you can’t do that, allow for delays, reversals or a long rehearsal period of weeks. Perhaps use Christmas as a happier deadline for all of you if he will accept that. If you can end the marriage at any time at all do it rapidly (next week) or closer to Christmas, or move it to 2027. If not, make allowances for changed minds, email or phone issues, and all manner of X factors. You will be delighted with the new family and home set-up by 2027.

Income streams are unreliable on this retrograde cycle. National and global economies are unstable for weeks so be aware of that. People can and do make money on retrogrades but they have been fiddling around with the cycles for years and know what they are doing! You want a job which is far more important. The luck in your life is with social media, friends, clubs, groups, societies, charities, committees, networks. Start there or head back there. Jupiter in Leo in your solar Eleventh House of people power and true friendship, is matched by Pluto in Aquarius in your natal Eleventh House; the same. At least one person or organisation is all-embracing, born lucky, generous with it, big-thinking and big-picture. From them directly or indirectly could come a job.

Make allowances for delays, reversals and cancellations affecting your money, house, apartment, shares, business, charity and so on – during the retrogrades. In your solar chart you have Uranus in Gemini in your Eighth House. Same thing. And it’s unpredictable. In your natal chart you have that identical life area affected by weeks of uncertainty. Work around, get it in writing, read the fine print and have alternatives.

My application for Voluntary Redundancy (which was open to all staff) , has been accepted and I will receive my formal Letter of Offer between 9-12am, Monday 7 Sept, West Australian time. – I am expecting one years salary and, 5 months leave entitlements – which will be taxed. The latest date to accept is 5 October; if we provide one weeks notice at any point between 7 Sept – 5 Oct, we are entitled to an extra 12 weeks wages. I am over retirement age, so not intending to work anymore. I was thinking of leaving on 28 Sept for no particular reason ( Kings Birthday Public Holiday)

Just in the nick of time. To beat the retrograde, sign off by September 10th. You are a Libra Sun having Venus and Mercury Retrograde in your Second House of money. You will experience delays, reversals and rehearsals with your wages, savings, superannuation, Bitcoin, taxation, mortgages, gold – as Venus and Mercury go backwards and forwards in Scorpio in your solar Second House of personal income and in your natal Eighth House of joint finance. So that’s the astrology, plain and simple. You have Mercury in Scorpio in your natal Eighth House. Be fully aware of Mercury Retrograde going backwards through that sector of your chart. Thank you. You are a Sun Leo man which is the important thing here. The situation with your family, house, garden, apartment, land, town, country, household – goes back and forth for months. Try to sign off by September 10th (next week) or after December 17th (closer to Christmas). There’s no sky fall, but your life will be a great deal more simple if you can do that. If you can’t, make sure everything in your diary is in pencil, not ink, and pencilling in schedules is very wise, as Mercury Retrograde and Venus Retrograde suggest people who change their minds, or huge flux with (for example) rent, property prices or renovation costs. You have Psyche in Scorpio in your natal Eighth House which describes your will, and also any will which names you. This is also where you will experience weeks of rehearsal and reversal. Duck and dive around this period and you’ll come out just before Christmas.

thank you again for your precious precautions. Yet I have one big question concerning my parents – mom born on 10th June 1969 and dad born on 23rd September 1969. They have been good friends since at least 1991 but since 19th 2024 have been going through a very tough time as far as their relationship is concerned. I like ‘precious precautions’ thank you. Your Gemini mother and Libra father are in a difficult phase together. He is the issue, not her. He is in the greatest test of the partnership in 29 years, which ends in the first quarter of 2028. So when Venus hits 14 Scorpio I will have an exact match what does that mean please. I also noticed you have mentioned Scorpio at 12 when Mercury retrogrades over 12/13 Scorpio that also hits my chart. The crossroads will be January, February 2027 with your property and insurance. So this looks like the people and organisations involved hit delays and rescheduling, September-December which also affects you. Your Capricorn Sun and Capricorn and Cancer stelliums suggest it all comes out in the wash, mid 2027 to mid 2028, when any delays from 2026 will be forgotten as you land firmly in an excellent cycle for property, with Jupiter in Virgo sextile your Cancer placements. So the value of your house may rise, for example, or you may successfully renovate or even make a second real estate transaction. Jupiter in Virgo will also trine your Capricorn stellium so this looks like a successful period for you.

The retrogrades fall in your solar Eighth House of real estate and finance but as nothing major was transiting your Eighth House on the past, it is unlikely that you’ll find the return of a previous viewer to buy, or the return of a contract, or a payout. Much depends on your partner actually and you don’t mention their sign or chart. Your entire horoscope is about your partner’s bank account with you or their mutual interest in the house. Try to follow the usual retrograde rules if you can. You will be guided financially and with property in April, May 2027 and may want to see what you can get away with as Chiron in Taurus transits your Second House of money and ownership. I was wondering when astrologers were going to start talking about these retrogrades in relation to our upcoming midterm elections. During the 2000 presidential elections we also had MR in scorpio, although at a lower degree and it backed into libra. Do we remember how that election went??? I don’t have high hopes for this one.

Hello Jessica, thanks again for your warnings on the upcoming retrogrades. My (and also my Virgo husband) health remains in the same “stuck” situation it has been in since December 27 2024 though we try to remain positive each time there’s a delay or something new is found. I am a Sun Scorpio (13 Scorpio) with a Scorpio stellium Saturn 22 Scorpio, Hygeia 25 Scorpio and Cupido 00 Scorpio. Could you shed some light on this for me please, and how will my husband be affected.

I’m sorry your health is stuck. You and your Virgo husband both have slow-moving cycles in your respective Sixth Houses of health, fitness, mental health and wellbeing. You have Saturn and Neptune there, and sometimes Chiron. He has Pluto and the North Node there. This will in fact take time and it’s a complete overhaul; not just a medical matter. It’s about your lifestyle and workload, your feelings about working for nothing, volunteering, doing the housework and gardening and so on. Other people will complicate your existence as they will change their mind about the money, the house, the apartment or the valuables – perhaps more than once. Those who are flakey by nature (human Cadbury Flakes) can play out retrogrades fully so be aware of that. There may be missing paperwork or internet issues with email and so on. Make allowances for this now until December and for a simple life, keep it simple. If somebody suggests to you that you change your will so that your ashes go into a family plot, you may want to ice that decision until 2027. If you are tempted to alter your will, you may want to ice that until later. If you are thinking about moving in with your boyfriend and paying rent, again, be aware that you or he could change your minds later or find X factors hold it all up.

I’m sorry you are going through all this juggling. Saturn in Virgo is actually your issue. He had a brilliant mind, was extremely well-read, spoke and wrote French so well that he taught it – and then dementia landed. No more erudite letters to the newspapers. So I guess my grief was there a long time ago, because you do in fact lose your father twice. On the plus side he achieved amazing things in retirement, had a truly happy long life and it was only the end that was so hard for us, as it is for millions of others. Maybe billions.

My mother is for the most part bedridden and my stepfather is in bad health as well but somewhat more mobile.

They live in a community property state in America. I have been trying for the past 3 years to have them get their affairs in order. My mother is on board but as you would expect HE is not.
Not sure why but as of now they have nothing in place.

Thank you. First up, skip now through mid-December. Your (and their) Eighth House of wills and estates shows two retrogrades, as I’ve written. You are too early with your timing if you want them to take action on their legacies but also their home now. Your Aries stepfather and Gemini mother are best handled from the second half of 2027 when she has fortunate Jupiter in Virgo in her Fourth House of real estate, accommodation and family. He will have Jupiter in Virgo in his Sixth House of health and lifestyle. Assuming neither of them dies before then (astrology cannot predict death, nor should it) the timing will be much better, later. The last thing you expected has happened, which is typical of Uranus in Gemini in the Eighth House of joint finance and your Leo ex husband is paying your way. So it’s actually his life cycles which are creating the situation with both of them. One cannot predict what he will do. You can predict the conditions (the weather) but not what people do with it. Dementia is just awful. I too lost my dad in 2024 to the dreadful sickness.
And my mother was DX in 2023. Most recently the Dr’s added/ included Lewy Bodies Dementia to her condition.
We now know so much more about dementia than we ever did. The most common cause of death in many countries and one of the most covered-up conditions in our towns and cities. I am sorry you went through it with both parents. I found being a medium hugely comforting as I knew the soul and spirit was intact right through, despite the brain, and of course it is that eternal part of our parents which goes on, into the Summerland and then beyond.

As for this post, many thanks for the warning; I diarize the Mercury retrograde dates at least a year in advance but was not aware of Venus retrograde. If you have time to review my chart please, is there anything in particular I should watch out for? I am concerned about housing (I rent) and a publishing project. Also, you were right about my foreign-born ex and dinner… he has moved to the next major region over but will be coming back to my city monthly and wants to see me. Yes, try to do the bare minimum about Scorpio and Eighth House matters during these two backwards cycles. So, for example, if your sister and father want you to fully engage in the process of a will, and rapidly so, see if there is any way you can delay until January. If you have been approached about your own will you may want to wait until Venus is out of retrograde in December at the very least. Scorpio is the scorpion which can kill when it mates; the Eighth House is about the reality of death in marriage. Ruled by Pluto, this house is also about power and control and the need to share it. Given that all this is now being pulled backwards you may also want to defer if, for example, you are mixing up finances or real estate with your own boyfriend. These hypotheticals will give you a closer idea of what to expect.

Hi Jessica, I stayed calm and focused during the 28th August eclipse days, hoping for the better outcome of two potential surgeries, once being much more radical, the other the same as 12th January 2026, with some extra complexity, but still focused on conservation. I received notification after the eclipse passed that the less radical situation would be possible. It was a huge relief. In the last two weeks it has been nonstop medical tests and appointments and I was disturbed by a surgery date of October 13th, but was granted my wish and a cancellation occurred, which allowed me to re-schedule to 29th September. Given your explanation of the upcoming Venus and Mercury in Scorpio and retrograde seasons, it may be a bumpy ride, but at least most of me will still be intact! I intend to spend my time recuperating, reading and researching on your website and rebuilding my good health and hope to be fit enough to celebrate my October 17th birthday in a small way with my family. Retrogrades are funny things, which are not about blanket disruption, but are specific to the zodiac sign they fall in, and which house of your chart is affected. In Scorpio this is joint finance and real-estate, heirlooms, valuables and banking. So that’s nothing to do with your surgery. Privately, this will be about family paperwork, or paperwork involving your husband – and the numbers. It is similar in your solar chart, as a Sun in Libra woman. In Scorpio, these reversals and standstills, cancellations and circular situations play out with money. This may be government at fault or just human nature within the family. People forget names or they lose paperwork, for example. My husband was diagnosed with Lewy Body Parkinsonism six years ago. I have been his primary care provider with help from a care companion a few mornings a week. I am looking into beginning a relationship with a small company that can schedule regular care with well trained care companions but am now concerned about making this change during this retrograde period as it might compound the disruption it may cause for my husband. I wanted to ask about the tarot and January onwards. Our main point of strife is certainty or solidifying the structure of our relationship (not marriage quite yet). My long-time employer in Dubai had a system change a few weeks ago and i have only received one of the four payments I was due since. This is now impacting my ability to pay my tradesmen for the renovation from hell that we were FINALLY finishing off, so I guess Scorpio season retrogrades have well and truly hit me! I’m hoping it will be resolved very shortly and we can move forward again. Hi Jessica— I am a Scorpio stellium, but also a Leo stellium in extended birth chart (in my account) I have Leo SN 2 degrees and Aquarius NN, which I understand Pluto has been grinding over the last two years and it’s been a rough two years with non-stop delays or just pure stall outs, it’s like every time I think I am about to make material progress or get a much needed win on the board, or finally see justice in the many injustices that remain unresolved and unaccounted (like a true Scorpio I have a black book and the list just seems to keep getting longer while I plan but can’t act— because there’s some new other crisis to be prioritized or there’s just something blocking me— the timing isn’t right or I just can’t seem to execute yet. I am finally in the initial stages of divorce discussions with my ex abusive husband who cheated on me, was having a disgusting affair leading up to the wedding never stopped, not even during the honeymoon, they were still at it (digitally) and I only began to uncover the reason for his escalating abuse two weeks after we were back on home soil, right on the October 25 solar eclipse in 2022. By November 15, right after the Taurus lunar eclipse, I confronted him about the affair, he assaulted me, fled the province. It was a cover-up and blind spot, and in Leo, was in your Fifth House of dating and the bedroom, but also younger people. Hi Jessica! I know I am super late to comment here, but if you are still answering questions, here is mine: if I’m reading my chart correctly, I have 5 factors in Scorpio – all in the 8th house. This is unfortunate timing bc as of Oct 1, I have a vacant rental property I have decided to put on the market. Where I live (Austin, TX) rents are declining as are property values. I think this is the right move bc both the size (price) and the area where this house are located – the indications are still that it should get a good price relatively quickly. At the same time, I’ve had a huge slowdown in my contract work. Several projects have either unexpectedly ended or just wrapped up, and a few new clients or projects have either been pushed out (to begin maybe next year) or just died out. So I’m on really shaky income ground at the moment. AND this is when I’ve contracted with a financial advisor to finally plan for my retirement in approx 10-15 years (hence the selling of the house and reinvestment of the proceeds – it is just not performing where it needs to as a rental). I feel like I’m making every huge financial decision right in the middle of this (terrible?) timing. And words of advice or things to look out for, I’d really appreciate.
