Hi Jessica, thank you so much for this. very interesting read and I will have to reread because it’s alot of information to absorb in one go.
I’m a premium member and I wondered if you might have time to look at my chart as I have several stelliums. I have a grannyflat on my property I’ve been looking to rent out but the laws are really tightening so I have to be really careful. For various reasons I used an alternative instrument to a typical tenancy agreement when I let it very recently. And thank heavens I did. The occupant turned out to be a very bad fit and I used a clause in the agreement to serve notice very quickly. It really was a horrendus experience, with the individual turning out to be an agent of chaos, for want of a better word, not respecting the space, and when I attempted to re-inforce boundaries to respect each other’s space, they turned the tables suggesting I was mentally unstable. It was really quite alarming because it felt like a playbook response – like some kind of case for an AVO to block me out of my own property. It was very, very scary for me living on a property on my own. I consider myself really lucky the individual did leave and it took me the best part of a week to decompress after living in a heightened state of alert/anxiety for several weeks whilst the situation worked itself out.
So…..I have learned some lessons from this on terms of screening. It is a great space and it forms part of my longer term income producing model and I’ve had some decent tenants in the past.
The incident had a ripple effect on other areas of my life and I am playing catch up from balls I had to drop to focus on that issue. One I can’t pick up is that I missed the opportunity to apply for roles at work that were being advertised and which will result in talent pool lists. i was just too mentally exhausted to apply and felt I would not be able to focus at interview with the other issue going on. I plan to work at least another 10 yrs so I can retire comfortably and I would like to gain a promotion in an area I am interested in.
So….any observations, timing pointers, best times to make moves based on my chart would be really appreciated.

This is a rotten experience to have gone through, but you’ve done well to live and learn and move on. It did get in the way of your career, though. So you have some catching up to do. You’re a Virgo with a Scorpio stellium in your Eighth House of joint finance and property. This shows up in your solar and natal chart. The bad tenant turned up when transiting Saturn, Neptune and Chiron were in your solar Eighth House of shared money and real estate matters. In your birth chart, you went through transits at 1 and 8 degrees or close by. Something to observe for life is that your Scorpio stellium is about power and control with a bank account, house, land, garden, apartment and how that is balanced. So yes, the paperwork does become crucial. This goes past tenants into inheritance, wills, legacies and sexual and financial partnerships. As a rule of thumb it’s wise to be completely across all arrangements where the question of top dog hovers. Eventually from 2028 you will have a financial holiday from reality; a way of escaping from what is everyday and regular. With career, you are in a long cycle of transformation and revolution when you may in fact end up doing the last thing you ever imagined. I was told ‘pioneer’ clairaudiently then, which I will pass on.
Hi Jessica thanks for birthday post. I’ve lost two an half stone over the past two year been diagnosed with pcos and suffered a lot of hair shedding which I’ve been working really hard to try and reverse will this get better? I am so sorry you have been through this. Polycystic Ovary Syndrome is a Fifth House and Leo matter. Leo also comes with a mane. And beyond her capacity for motherhood, which of course this affects, Leo is also about the bedroom. So what do we have here? You are a Virgo woman with a massive Leo stellium in the Fifth House, which rules the bedroom, dating, babies, children and young adults. The good news is, there will be one solution after another for you between now and mid 2027. In fact you will be reborn into 2028 with a makeover. At the heart of everything is your feeling about being a mother, adopting, becoming a stepmother, fostering or bypassing the world of rugrats entirely. Not everybody wants sons, daughters or stepchildren in their lives. A long conversation with yourself about that may be the key that turns the lock. Sometimes women don’t want marriage and they don’t want motherhood, but their parents very much do (for them). Cue an illness that reduces sexual confidence, limits the dating options and gets in the way of fertility. I have no idea if this is your story but I am duty bound to mention it. Something that does occur to me is that you only recently came out of the most intense cycle in 248 years for both men and pregnancy. Aries sun, Aries moon and virgo rising. Since autumn 2024, it’s been a huge challenge with work and then March/April 2026, the dream job with emigration only for Aug 2026 to make that all end with a 10 minute call from HR. But lots of new applications and a new moon in Virgo on 10th Sep so hope is high! Home has not sold despite being on the market for one year…Jupiter in the 4th was a total letdown..Uranus now in my 10th hopefully will light a firecracker of abundance and success at work, and hopefully a home sale! Thank you. You are a Sun Aries who did in fact have Jupiter transiting your Fourth House of real estate, but you did not sell your home. That’s very odd. Were you made an offer and refused it? Jupiter delivers opportunities and solutions but sometimes people reject ‘good’ in favour of ‘perfect’ and will shun what is quite a valid offer. I am also not sure why you are reading the Virgo birthday horoscope report. Is it because you have Virgo Rising? It’s not going to work with the system I use. Thank you Jessica for your response. I’ve been lucky enough to have a beautiful daughter who’s now 19 and making me very proud. I’m also turning 40 in 2 days time. So pregnancy is not something I’d be wanting to old to start over like that. Although I do hear that a lot of women in their 40s with pcos get pregnant. I’d be more then happy to be a step mum tho best of both worlds. Once I found out I had pcos was offered metforin which I refused and went away and lost weight by myself my main concern was delvolping diabetes. What worries me the most is my hair I’ve been working so hard to make the shedding better I’m hoping this will improve. It’s been a really tough couple of years for me. That 7th house transit was not fun. Turned out my best friend who was a Pisces of 25 years was not a friend but a secret jelous hidden enemy disguised as a friend oooooo boy did those rose tinted glasses come off. I am sorry you’ve been between jobs for such a long time. You are a Virgo with a Virgo and Cancer stellium so will enjoy Jupiter in Virgo, mid 2027 to mid 2028, which will bring big opportunities for your lifestyle, goals and roles in life, as well as a welcome change with your home. You can’t sit around waiting for that, of course, and the time to start the C.V. revolution is now. Transiting Uranus in Gemini in your solar Tenth House of ambition suggests a break with the past would set you free. Trying to go back to your old life or returning to your old role may not be so useful. Similarly you have Pluto in Aquarius transiting your solar Sixth House of daily routine, service, duty, lifestyle and work ethic. This is slow, deep transformation over a number of years. Pluto cycles are another example of the need to change, not go back. If you are prepared to go with the currents of time rather than push against them, you would be surfing into a far more liberated new existence, inventing the new world of work as you go along. Happy Birthday Katie. You are a Virgo woman with stelliums in your natal Eighth House in Scorpio (sexual and real estate agreements) and natal Fifth House in Leo (co-parenting agreements). When we go to your public Virgo chart you have a packed Eighth House of cycles (Chiron, Saturn, Neptune in Aries) and nothing in the Fifth. So publicly and privately, what matters here is the money and the property, as part of the bedroom. We could include the legacies you make to each other here as well as any legacy which names you both (for example from a parent). There will be restrictions on you until the first quarter of 2028 as the situation with your new husband is ring-fenced. From 2028 onwards, though, joint finances and property offers you a holiday from reality. An escape of many years’ duration when you can lose yourself in a completely different money and real estate world. The future until 2038/2039 looks comfortably numb, economically, as you will be insulated against what’s really going on out there with banking and the property market. I am sorry you have been without work for three years. Starting with your solar chart, you know you are a Sun Virgo. You are also meant to be radically switching your chosen field so that you can have the freedom (not working is a kind of freedom) without the loss of income. Uranus (the revolution that lets you be independent) is in your Tenth House of professional life until 2033 so the time has come to think about doing the last thing you expected – or at least give yourself permission to pursue a completely different path. There is new technology and there are cutting edge developments out there which need to be pursued, for a start. Still on your Virgo solar chart, along with Uranus in Gemini in your Tenth House of success, you also have Pluto in Aquarius in your Sixth House of everyday workload. Again, this is transformation. So if you return to what you used to do; who you used to work for; how things once were – you are swimming against the current. The more you hang on and try to go back on this cycle, the less it’s likely to work – and in fact you have not had any luck at all with a new job for three long years. Going to your birth chart, you have a massive Virgo stellium in your Sixth House of service, duty and jobs (both paid jobs and unpaid jobs) and so physically need to labour away at something in order to be yourself. So doing nothing at all, even studying or volunteering, is unhelpful in terms of how you feel mentally – as you have also seen. Strongly Virgo people find depression or anxiety (the common colds of mental health) turn up if they are not gainfully employed, or even ’employed’ without any financial reward at all. We are looking at offering on a property this month before we are married next May and wondering if it is unwise timing with the restrictions and ring-fencing you mention. I’m also in a transition period in work and expect my income to rebuild as I qualify in counselling by the end of this year – however the picture feels and looks uncertain. Katie, Saturn is the ringed planet and brings heavily ring-fenced restrictions. A mortgage is a classic example. So is buying an apartment with rules and regulations. So there is nothing stopping you buying a home, but it will come with Saturn included until the first quarter of 2028. Saturn is in Aries throughout this time in your public zone of joint finance and real estate. That’s known as the Eighth House. When I look at your private horoscope, your Eighth House is also underlined. And in fact you were born with Saturn there. You have a large Scorpio stellium in the Eighth House. Any time you involve yourself heavily with a relative, financially, or with a partner – you will be meeting Saturn. So here we are, Katie. Something that may help is an appointment with a professional who specialises in marriage and money. You can also research this online of course. What do you need to know before you commit?
